Our Fee Policy

Residential Property Purchase

Our fees cover all the work required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty). Each transaction is different and our fees are calculated to take this into account. We will supply you with a personalised estimate but as a guide fees range from £980 + VAT to £1,500 + VAT for a registered freehold property and £1,100 + VAT to £1,700 + VAT for a registered leasehold property. In addition, we charge a fee of £30 + VAT for arranging the transfer of monies on completion through the banking system and £6 + VAT (for each client) for an electronic ID check if required.

Residential Property Sale

Our fees cover all the work required to complete the sale of your current home. Each transaction is different and our fees are calculated to take this into account. We will supply you with a personalised estimate but as a guide fees range from £950 + VAT to £1,250 + VAT for a registered freehold property and £995 + VAT to £1,400 + VAT for a registered leasehold property. In addition, we charge a fee of £30 + VAT for arranging the transfer of monies on completion and if applicable dealing with the redemption of any registered charge through the banking system and £6 + VAT (for each client) for an electronic ID check if required.

Commercial Property Transactions

Depending on the complexity of the matter our fees for commercial transaction varies; for example – for grant of a new lease for small shop unit our fee starts from £1250 plus VAT; renewal of an existing lease from £999 plus VAT; acquisition and disposal of an existing lease from £1500 plus VAT. Please contact us for a no obligation fee quote for any other types of transaction. Please also remember you may have to pay disbursements e.g. Stamp Duty and Land Tax (SDLT), Land Registry fee, property searches and other due diligence. Please give us a call for a specific fee quote for your matter.

Exclusions

We do not undertake tax advice.

Our fees are fixed, however there may be factors which would typically increase the cost of the fees estimated above. Where there is likely to be any additional cost, we will make sure you are informed of this at the earliest possible opportunity and a clear estimate of those extra costs will be provided.

Fees

Our fees to obtain a Grant of Representation and administer a straightforward (uncontested) estate based entirely in England and Wales will vary. We will charge on a time-spent basis and our hourly rates range from £230 to £295 plus Vat. These rates form a basis for our fees.

Applying for a Grant of Representation

£1,500 to £4,000 plus Vat

Administering and distributing the estate

£2,000 to £10,000 plus Vat 

The fee ranges stated above are likely to be charged although some factors will result in a fee at the higher or lower end of the scale, for example:

  • whether there is a valid Will or whether the deceased died intestate;
  • the nature and extent of the assets and liabilities of the estate;
  • the residency and domicile status of the deceased;
  • the urgency required to deal with the matter;
  • the quantity of correspondence and communication;
  • the amount and quality of information provided;
  • the likely level of engagement with the Probate Registry and HM Revenue and Customs; and
  • the requirement to engage and liaise with other parties e.g. valuers, accoutants.

We are able to provide a fixed fee service for obtaining the Grant of Probate if the Executors can provide information about the estate assets and liabilities. The Executors will be responsible for administering the estate once the Grant of Probate is issued. Please contact us for further details.

Disbursements

Disbursements are fees payable to third parties which are handled by us on your behalf. Such fees include:

  • Probate Registry fee: £155 plus £0.50 for additional sealed copies of the Grant
  • Office copies of the property ownership register: £3 per title
  • Bankruptcy search fees : £2 per beneficiary
  • Valuation fee: variable
  • Costs of advertising for creditors in the London Gazette and a local newspaper: £300 to £400 approximately

Third party fees e.g. overseas lawyers’ fees.
